GENERAL INFORMATION
Is there a Homeowners Association?
Yes, all residents of RiverRun are subject to a common set of Covenants and Guidelines. Please contact your real estate representative for a copy.

Are there any monthly dues?
Yes, all residents pay a monthly HOA due of $50 a month. This due covers the proportional share of all applicable insurance, chemical treatments, mowing, snow removal, light fixtures maintenance, monthly utilities, fall and spring clean-up, irrigation maintenance of all common areas.

ESTATE LOTS
Can I choose my own builder?
Yes, every purchaser of an estate lot can select the own builder.

I heard I can only build a certain type of home, is this true?
No, although every proposed home must be approved by the Design Review Committee (DRC) before construction, there is no limitation as to the style of home you can build. The DRC’s purpose is to enhance and preserve the real estate value of all RiverRun properties by establishing an appropriate aesthetic theme that will ensure a consistent level of quality throughout the RiverRun community. Please contact your real estate representative for a copy of the RiverRun Design Review Guidelines.

Are there specials on the lots?
Yes. The majority of the specials pay out in 2019, a smaller portion in 2020. Special assessments are an excellent way to finance a portion of your new home as the rates are typically much lower than a typical mortgage. The majority of the RiverRun specials are financed at 3.58%.

Do I have to pay a commission to a realtor on my build job?
No, the real estate professionals are only compensated only on the initial estate lot purchase.

Are families welcome at RiverRun?
RiverRun is ideal for all stages of life, from growing families and young professionals to empty nesters and retirees. Children who live in RiverRun will have access to acres of common ground to play ball, miles of trails to run and ride upon, hundreds of trees to climb and abundant bluffs to sled down.

What is the process for building a Villa?
The first step is to select your lot and Villa floor plan. Working with our builder and architect refine the plan to fit your individual needs and desires. Finally, enter into a construction agreement with builder and experience the joy of building your new home. For more information, please ask your real estate professional.

Can I select a builder for my Villa?
In order to maintain a high level of quality and consistency throughout the Villa community, Vern Weis Construction has been selected as the exclusive builder for the Villas.

Are there specials on the lots?
Yes. The majority of the specials pay out in 2019, a smaller portion in 2020. Special assessments are an excellent way to finance a portion of your new home as the rates are typically much lower than a typical mortgage. The majority of the RiverRun specials are financed at 3.58%.

The monthly due for a Villa residence is $200. This covers not only the common expenses but also chemical treatments, mowing, snow removal, fall and spring clean-up and irrigation maintenance for individual Villa homes.

What are the Carriage Home monthly dues and what services are provided for?
The monthly due for a Carriage Home residence is $250. This covers the common expenses as well as all chemical treatments, mowing, snow removal, fall and spring clean-up and irrigation maintenance for individual Carriage homes. Additionally, structural insurance, exterior maintenance (paint, roof), and private drive replacement are also included.
